4 Tips to Get Your Home Ready to List!

Are you planning to sell your home at the Lake of the Ozarks soon but you are not sure where to start? The Frann Campbell Team has some advice as to what you should do to get your home in tip-top shape to be put on the market. Generally speaking, if you plan to sell your home you have a little bit of time to plan to get your home ready because depending on how much free time you have on your hands, it could take a month or two to get your home ready. Take a look at what you should do to get your home ready to list.

1) REALLY Look at Your Home

You see your home every day, so you probably don't notice the little things that could deter potential buyers. Stand at the road and really look at your home. Does it need paint or maybe just washed? How does your landscape look? Is your driveway in good shape? All of these things are called curb appeal and if your home lacks curb appeal, you may not even get them in your front door to see the rest of your home. You need to look at your home with a critical eye because we promise, you buyers will.

2) Get Rid of Clutter!

Not getting rid of the clutter in your home is one of the biggest mistakes homeowners make when they try to sell their home. When you have clutter in your home, your potential buyers can get distracted and not have the chance to fully look inside your home. Clutter also makes your home appear smaller than it actually is. Get rid of the clutter and your home will feel more open and inviting. The same goes for the furniture. Often people put too much furniture in one room which may work well for your family but if your buyers view your home as too small to accommodate their needs, consider the sale gone. Consider putting some of your furniture in storage until your home is sold.

3) Cleaning is a MUST!

You'd be surprised how many people overlook cleaning their home really well before they list it. Cleaning goes well beyond just making sure the floors are picked up and light dusting. Consider having your carpets professionally cleaned. A professional can often get out those pesky stains making your carpet look brand new. If your home buyers think your carpet is stained up and will need to be replaced, this could be a turn off because it will cost them money and hassle before they can even move in. Avoid this all together by getting them cleaned by a professional. Other things to consider are:
  • Polish furniture
  • Wash your cabinets
  • Wash your windows
  • Clean ceiling fans
  • Clean your appliances
  • Polish the floor
In short, everything from floor to ceiling will need to be cleaned extremely well, and don't forget about the exterior!

4) Don't Overlook Repairs

Home repairs should not be overlooked so bite the bullet and make those repairs! In most cases, your repairs will pay off. Your buyers will be looking at your home with a critical eye and if there are too many repairs to complete, the deal is off. Plus, if anything comes up in the inspection (which it will) your buyers could back out!
