How to Get Your Home Ready for an Open House

After you list your Lake of the Ozarks home, it's possible that your real estate agent will suggest hosting an open house. Hosting an open house is a great way to attract potential buyers and provide the convenience of having multiple showings all in one day. When you have an open house you'll want to maximize the potential your open house offers. Today, our real estate team at the Lake of the Ozarks has a few tips for preparing your home for an open house.

Make a Great First Impression

The minute your home hits the market you want to address the curb appeal. Freshen up the landscaping and exterior by removing debris and leaves. If your home needs some updates, consider putting some money into a new paint job or a new front door and hardware. Take a look at you mailbox and walk the property with the eyes of a potential buyer.
  • Clean gutters and windows
  • Check and replace outdoor light bulbs, if needed
  • Buy a new welcome mat
  • Give the front door and porch a wash

Set a Welcoming Mood

Do your best to create a warm and inviting atmosphere in your home. You want to evoke a positive and comfortable environment where buyers can imagine their own families.
  • Open all windows to air out the property before the open house. Keep curtains and blinds open
  • Light a subtle candle or plug in an air freshener
  • Play some tasteful music in the background
  • Keep the room temperatures comfortable depending on the time of year

Stage your Home with Furniture and Accessories

If you're living in your home, consider some small touches such as neat, fresh towels in the bathrooms, a vase of flowers in the entryway, some throw pillows on the sofa. With furniture, keep things simple and consider repaiting any wild-colored or damaged walls.
  • Organize closets
  • Rearrange furniture to make rooms appear as large as possible
  • Keep accessories neutral
  • Consider adding artwork to bare walls

Remove Clutter and Personal Items

If your house has an overflow of clutter, furniture or knick knacks, it may be hard for buyers to see the features of the home. You want your home to feel clean and streamlined so viewers can move about the property with ease.

Pets Don't Belong

It's a good rule of thumb to not have your pets in the home during an open house or showing. Animals can be nervous around new people and cause a scene which will take away from your home. Not everyone likes animals and some people may even have an allergy to dogs and cats. It's best to take your animals with you or have a close friend or family member take care of them during your open house.

Follow these tips and your home will be ready for potential buyers!
