Staging Tips For Sellers

A new year has arrived, which means one of the most important seasons for selling will soon be here. When selling your home or property, attracting full price offers is always a top priority and Fran Campbell Team RE/MAX Lake of the Ozarks has the experience to help you do just that! In addition to securing the best real estate agents in the lake area, a properly staged home can be an asset in drawing in offers. Here are some staging tips to help you prepare your home for the market

Enhance Your Entry

The first impression is important, and most likely, the curb appeal of your home will set the tone of the entire showing. Utilize the entry by updating the front door. If there are blemishes, consider covering them with a fresh coat of paint and change out or clean the hardware. After tidying up the entry, create a welcoming entrance by adding some potted plants and a welcome mat.

Clean Out Clutter

If you have stuff creeping out of the closets or piling up on the kitchen counter, it could be a turn-off to potential buyers. When it comes to clutter, kick it to the curb (but don't leave it there, be sure to dispose of all trash). A good rule of thumb is, if you haven't used it in three months, box it up. If you haven't used it in a year, part with it. Your rooms may look or feel empty to you, but many buyers like to imagine their own decor and style in a home they are considering.

Move Furniture

Once you've moved out the clutter, assess the furniture in your home. To help make your rooms look bigger, bring furniture off the walls and arrange your pieces to maximize space. Try moving pieces around to create a fresh look. Keep in mind, clear pathways are important.

Light it up

Natural light can make rooms look more inviting and warm. Take a look at your window coverings and ask yourself if they are dated or too heavy. If you have a great view of our beautiful Lake of the Ozarks, you'll want to show it off! Also, take a look at your light switches. Are they old, dingy or broken? Replacing your light switches can be a small detail that doesn't go unnoticed.

Convert the Junk Room

Do you have a space in your home designated for the items that are used infrequently? You want to ensure your rooms haven't lost their identity. Re-purpose a junk/clutter room into something that will add value to the house. Think, exercise room or additional guest room.

Add Art and Accessories

We mentioned, removing the clutter, and that's important, but so is adding the right accents. Adding art to drab walls can add character and charm to your home. Plants, real or silk can add depth and sophistication to your rooms. Try emulating something you've seen and liked in a magazine by layering accessories of varied heights and widths.
